Positive: 1st floor, fully enclosed apartment with its own entrance - owner lives in property downstairs (easy to contact if there's an issue). Excellent location if you want a beach holiday in the south of France. 10 minute walk to the beach. Also close to shops and places to eat in Golf-Juan. Large property, with three substantial bedrooms, kitchen/diner and large outside seating area. A good base to explore the Cote d'Azur (but beware of overcrowded trains in the Summer). From the property we used the coastal trains to visit Monaco, Cannes, Nice & Grasse. No hidden costs - e.g. tourist tax included in initial payment.

Negative: AC only in the hallway, not in bedrooms. Needed more basic equipment in kitchen (e.g. more mugs, detergent) and a change of towels. Beds very soft. Two sunbeds outside need updating.

Summary: Sunny spot on the Cote d'Azur
